Sustainable homes in Vincent: Ellesmere Street, Mt Hawthorn

Environmentally sustainable homes are on the rise in Vincent, thanks to the City’s GreenTrack priority assessment service.

As part of GreenTrack, applications with a Life Cycle Assessment (LCA) are assessed within 10 working days compared to the average 20 working days.

Homeowners can also receive a rebate of up to $200.

Since the launch in 2024, 21 per cent of all single house and grouped dwellings development applications received have gone through GreenTrack.

Klopper and Davis Architects associate Mitchell Cook said the firm, which designed this Mt Hawthorn home, was excited that Vincent was offering this service.

“The fast-track incentives for LCAs were a big draw card,” he said.

“It allows us to discuss the impacts of ESD and a project’s life cycle with the client.”

This home is an example of the proposals that are received as part of GreenTrack and are seamlessly approved by Vincent’s Development and Design team.

It has a modern design that is filled with character, greenery, energy-efficient and water-saving features.

From large doors to natural ventilation, the home includes many ESD elements including:

  • energy-efficient and waterwise fittings
  • solar panels
  • 50 per cent savings in global warming potential and net fresh water use
  • large doors connecting the dining room to the street
  • minimal east and west facing windows to maximise thermal performance
  • double-height volumes and ceiling fans to improve air circulation
  • light-coloured first floor and upper roof to reduce internal temperature and urban heat island effect
  • landscaping, with softscape to capture rainwater, an edible garden, native trees and plants

The owners aimed to reduce environmental impact and carbon footprint through their design choices.
