The City of Vincent is providing a discount on development fees for sustainable home builds or renovations that retain significant trees as part of its expanded GreenTrack service.
The priority assessment service, which has been operating for a year, encourages people to build or renovate with environmentally sustainable design principles.
As part of the service, applications with a Life Cycle Assessment (LCA) are assessed within 10 working days compared to the average 20 working days.
Vincent offers a rebate of up to $200 for development applications that submit an LCA.
The eligibility of the rebate was recently expanded, so that homeowners who retain significant trees can now claim the discount and receive prioritised assessment when proposing renovations and additions, which a development cost of $50,000 or more.
The goal is to encourage developers to preserve mature trees on private properties.
There are several benefits to retaining significant trees, including:
- reducing the urban heat island effect
- providing a habitat for birds, insects and other wildlife
- improving air quality
- providing natural shade
- improving stormwater management
- enhancing the visual appeal of residential streets
