Three proposals have been shortlisted for a potential project that could transform two car parks in Leederville into high-quality developments.
The City of Vincent has shortlisted the three redevelopment concepts from an initial eight that were put forward for The Avenue and Frame Court car parks.
The two car parks cover 12,800sqm in the heart of Leederville and currently provide 400 ground-level parking bays.
The City is exploring whether the sites could be transformed into innovative developments that complement the area, have a range of uses and retain at least 400 public parking bays.
The three proponents will have until February to provide more detail on their proposals.
“We want to maximise the potential of these sites while adding to the vibrant town centre experience and bringing in more people to live and work in Leederville,” said Mayor Emma Cole.
“We’ve already set aside more public open space in the Frame Court car park and would expect any new developments to deliver high-quality design and good environmental outcomes.
“Local businesses, visitors and workers want to see better parking options in the area and a new development would have to retain at least 400 public parking bays.
“We will be looking for the best community benefits, including new laneways and community spaces, great landscaping and diverse housing options, to help build Leederville’s reputation as a thriving town centre.
“All of the proposals had to demonstrate an understanding of the unique character of Leederville and explain how the development would integrate, celebrate and speak to the character of the area.
“They also had to explain how the new development would complement the nearby heritage and character buildings.”
The proposals had to include information on public spaces, sustainability, how the development would help the local economy and how it would connect to public transport.
Shortlisted applicants will now have to provide more detail on parking bays, the development, the alignment with the draft Leederville Precinct Structure Plan (LPSP) and the commercial terms.
The LPSP was designed to guide the future development of Leederville and was created with input from business owners, the local community and local town team Leederville Connect.
It allows for high-density development facing the Mitchell Freeway and along Newcastle Street, while the low-scale character along Oxford Street and in the centre of Leederville would remain.
